Overview

Hut 8’s Beacon Point page describes a multi-phase, multi-tenant AI data-center campus in Nueces County with interconnection and site approvals secured for 1,000 MW of capacity on 525 acres. Hut 8 says the first two phases are expected to represent about $17 billion of combined capital investment, about 1,900 construction jobs, and about 230 permanent operations roles, that no municipal water will be used for cooling, and that the campus is not designed for cryptocurrency mining. Hut 8 announced on 20 July 2026 a second 15-year, 352 MW IT lease that doubles an existing high-investment-grade tenant’s contracted capacity at Beacon Point to 704 MW and fully commercializes the campus against 1,000 MW of utility capacity under an AEP Texas interconnection. The release puts Phase 2 base-term contract value at $9.8 billion, campus-level base-term value at $19.6 billion, initial Phase 2 data-hall delivery in the second quarter of 2028, and initial energization still scheduled for the first quarter of 2027. Data Center Dynamics reported Hut 8 signing a 352 MW lease with an unnamed hyperscaler in Texas. Nueces County’s other mapped campus is Soluna Project Gladys.
