Overview
Cipher Mining announced on 24 September 2024 that it closed the acquisition of the Barber Lake site in West Texas for $67.5 million cash plus a $3/MWh variable fee for the first five years after energization. The company said the 250-acre parcel came with a newly constructed high-to-mid voltage substation, 300 MW of front-of-the-meter capacity, and the agreements needed to participate in the ERCOT market. CEO Tyler Page said the site was suited for a large HPC customer or bitcoin mining. Cipher Digital’s infrastructure page lists Barber Lake at 300 MW in the contracted-capacity column, with a separate Barber Lake Expansion of 500 MW on the 2030-or-later grid pipeline. On 25 September 2025 Cipher announced a 10-year HPC colocation agreement with Fluidstack to deliver 168 MW of critical IT load, supported by a maximum of 244 MW of gross capacity, at Barber Lake in Colorado City, Texas, targeting delivery by September 2026. Cipher said the initial term represents about $3 billion in contracted revenue, with two five-year extension options, and that Google would backstop $1.4 billion of Fluidstack’s lease obligations and receive warrants for about 24 million Cipher shares. Cipher said it would retain 100 percent ownership of the project and that the campus then had 587 acres of surrounding land and potential for a 500 MW expansion. On 20 November 2025 Cipher signed an additional 10-year Fluidstack agreement for 39 MW of critical IT load supported by 56 MW of additional gross capacity, so Fluidstack would lease the entire 300 MW at Barber Lake, with Phase II targeted for January 2027. Cipher’s Q2 2026 business update keeps Barber Lake in the contracted HPC stack rather than the later Colchis, Mikeska, and McLennan pipeline.
