Overview
Cipher Digital’s Form 10-K for the year ended 31 December 2025 describes Black Pearl near Wink, Texas, as an approximately 300 MW facility under a 15-year lease with Amazon Web Services, converted from bitcoin mining after mining ceased in February 2026. Cipher’s infrastructure page lists Black Pearl at 300 MW energized, in the contracted-capacity column with Barber Lake rather than the 2028–30 grid pipeline. Cipher’s 4 August 2026 business update said it amended the Black Pearl campus lease with its investment-grade hyperscale tenant, began delivering data-center capacity at the beginning of August two months ahead of the original schedule, and that rent had commenced. Remaining Phase I halls were in mechanical, electrical, and plumbing fit-out, and Phase II concrete foundations, building steel, and underground electrical were in progress. CEO Tyler Page said rent commencement marked Cipher’s first HPC data-center capacity delivered ahead of schedule. TheEnergyMag reported the same accelerated August delivery and identified Black Pearl near Wink as the 15-year, about 300 MW AWS lease. DEPLOY’s registry notes the Winkler County / Wink site at 300 MW gross under Cipher Black Pearl LLC.
