Ionic Digital announced on 14 October 2025 a 10-year triple-net lease with Nscale for the Cedarvale facility in Barstow, Texas. Ionic said Nscale will lease the full 234 MW capacity to support partnerships with global technology platforms, with total contracted revenues of about $2 billion, and that Ionic intends to repurpose a majority of its Cedarvale mining fleet to its Midland, Texas, facility. Davis Polk reported the next day that it advised Ionic on the same 10-year triple-net lease for the Cedarvale campus, with Nscale taking the facility’s full 234 MW and about $2 billion of contracted revenue over the initial term. Ionic’s later SEC disclosures describe Nscale Ward County LLC as tenant at 3013 Ranch Road 516, Barstow, first payment in November 2025, monthly fixed payments commencing August 2026, contracted revenues of about $1.95 billion on the 234 MW, and a February 2026 amendment adding 89 MW when available at the same price per megawatt. The public-map campus remains the 234 MW Ward County pin, not the expansion increment.
