Overview

Nebius is building an AI factory it owns and operates at Interstate 81 and Gordon Mountain Road in Schuylkill County’s Highridge Business Park in Butler Township. The company says the campus covers about 600 acres next to the Walmart distribution center and is designed for 1.2 gigawatts at full build-out, with an initial 260 megawatts targeted for October 2027 and a possible 660 megawatts by 2029. Data Center Dynamics reported site plans for six single-story buildings and a May 1 land close at $187.5 million after a May 2026 announcement in which CEO Arkady Volozh said 250 to 350 megawatts would be live by the end of 2027. Nebius says it has a dedicated energy service agreement with PPL Electric Utilities, that it will pay for campus power so residential bills in Butler Township do not rise, and that a battery system would cover about 30 minutes of backup. The Republican Herald covered an August 6, 2026, open house at North Schuylkill Junior-Senior High School. John Sutter, Nebius’s U.S. vice president for public affairs, said closed-loop cooling holds about 1.5 million gallons with glycol, and Frank Zukas of the Schuylkill Economic Development Corporation said Mount Laurel Reservoir can supply the park. Construction on the first two buildings is expected to start in late 2026. Pennsylvania’s nearest mapped campus already in this directory is Panther Creek in Carbon County.
