Overview

Sabey’s Decatur Technology Park is a planned two-building data-center campus in Decatur Township, Marion County, on Indianapolis’s southwest side. Data Center Dynamics reported Sabey aiming to invest up to $4 billion at Kentucky Avenue / SR 67 and Camby Road, replacing a warehouse entitlement of up to six buildings totaling 1.2 million square feet with two halls totaling about 900,000 square feet: Building A a single-story 572,000-square-foot facility and Building B a two-story 490,000-square-foot hall. Groundbreaking is expected in 2026, with buildings live in 2028 and 2030. A letter from AES suggests up to 250 MW, ramping from Q4 2027, on closed-loop cooling.

The Indianapolis Star reported that on March 18, 2026, the Metropolitan Development Commission approved a variance of use 6–2 after a two-hour hearing, clearing a 250 MW park on 130 acres at the northeast corner of Camby Road and Kentucky Avenue as the city’s first hyperscale campus. Because Sabey sought a variance rather than a full rezoning, the City-County Council does not vote. WFYI reported Decatur Township residents asking Marion County Superior Court in April 2026 to overturn the approval. They argue the variances fail legal standards and amount to a disguised rezoning that blocked councilor call-down — the path that stopped a Google Franklin Township proposal in September 2025. Pat Andrews of the Decatur Township Civic Council called the variance use troubling. Sabey won support from Central Indiana Building Trades, Central Midwest Carpenters, the Indy Chamber, and AES Indiana, and said it would pay all energy-related operating costs and help with nearby roads.
