Overview

Menlo Digital’s MD-VA2 page lists a Sterling campus at 22275 Pacific Boulevard: a June 2024 acquisition of a 32.2-acre Loudoun County site with an existing office building, and a planned four-story 600,742-square-foot data center with 144 MW from an on-site 300 MW substation, scheduled for delivery in the second quarter of 2028. Menlo lists eight 12 MW data halls, Dominion Energy Virginia as utility, 144 MW utility feed, 96 MW of critical IT power, and Dulles International Airport about 3.7 miles away. Menlo Equities’ matching property page for 22265 Pacific Boulevard repeats the June 2024 close, 32.2 acres, 600,742 square feet, 144 MW, and 2Q28 delivery, and places the site less than two miles from Dulles in the core Northern Virginia market. Aligned IAD03 is Aligned’s Sterling Relocation Drive hall. CloudHQ Loudoun is the Ashburn LC campus. Greenlin Park is the Leesburg-south 300 MW approval. This page is Menlo’s Pacific Boulevard conversion, not those other Loudoun pins. Menlo Equities classifies the asset as a critical-operations data-center investment on its digital-infrastructure platform and says the site is in the heart of the Northern Virginia market. Delivery is scheduled for the second quarter of 2028 on an existing office-building parcel acquired in June 2024.

The public map lists one map record, Sterling Data Center (Menlo Digital), 144 MW, planned. Reported campus capacity is 144 MW.
