PowerHouse 95 Data Center | Spotsylvania County, VA
PowerHouse Data Centers is developing PowerHouse 95, a hyperscale campus in Spotsylvania County, Virginia, south of Fredericksburg along Interstate 95. A PowerHouse newsroom post described groundbreaking on an 800 MW campus with three substations and as many as eight three-story buildings totaling 3.5 million square feet on 145 acres purchased in January. The same post said PowerHouse is a division of American Real Estate Partners, that the first substation is due in October 2025, and that the campus will serve hyperscale users in northern Virginia. Data Center Dynamics reported a later Army Corps filing for Phase II off Mills Drive along Cosner Drive in Cosner’s Corner, adding three more buildings. An earlier PowerHouse close announcement described three 300 MW substations, with the first expected to provide 150 MW, and a joint venture with Harrison Street. PowerHouse’s market roster lists PH 95 in Spotsylvania at 900 MW. Spotsylvania County is in the Rappahannock drainage between Fredericksburg and the North Anna. Rappahannock Electric Cooperative serves the county. The mapped halls sit on that Cosner industrial bench outside Fredericksburg. PowerHouse describes PowerHouse 95 as a hyperscale campus at Cosner’s Corner in Spotsylvania County, on Interstate 95 south of Fredericksburg, with three planned halls on the public map totaling 225 MW.
