Corscale Gainesville Crossing Data Center | Gainesville, VA

Corscale Data Centers, a Patrinely affiliate, is building Gainesville Crossing in Prince William County, Virginia, adjacent to Manassas Battlefield. Corgan’s project page describes a 123-acre master plan of five buildings and a substation totaling 2.3 million square feet and 306 MW of critical load. Corgan lists Building 1 as eight 9 MW data halls and says the campus is LEED certified. Commercial Property Executive reported a June 2026 $975 million refinancing of a 72 MW fully leased building known as Project Helios on the campus, with Dominion Energy providing an on-site substation. CPE said Blue Owl Capital provided that loan on a hall fully leased to an undisclosed cloud provider, and that the first 72 MW building was delivered in May 2024. Corscale broke ground on the second 72 MW building in July 2024. Data Center Dynamics covered the July 2025 topping out of the 54 MW third building and placed full build-out at 2.3 million square feet across five buildings with 325 MW. Corscale launched construction of the first 72 MW hall in February 2022. University Boulevard and the battlefield park bound the industrial parks on the south side of the interstate.
