AWS IAD-612 Technology Drive Data Center | Manassas, VA

Amazon Web Services is expanding in the independent city of Manassas, Virginia, along the Wellington Road and Technology Drive industrial entries to downtown. Patch reported construction of a 250,000-square-foot AWS data center at Dean Drive and Wellington Road, and that the Black Chamber Group demolished the former Technology Drive Self Storage next door for two data centers to be leased to AWS. The city estimated $4 million to $6 million a year from the Dean Drive hall and $8 million to $12 million from the two Technology Drive halls. Data Center Dynamics separately reported Amazon paying $152 million for about 140 acres across four Manassas parcels in the county data-center overlay, including Century Park Drive and Vulcan Lane tracts, with AWS saying it was performing due diligence on possible data-center locations. Patch said a 20-acre airport site sold to AWS for $27.72 million in 2023 remains in preliminary site planning, and that the city used no incentives.
