Overview

Iron Mountain’s Manassas Point campus is the 40-acre expansion the company bought from PRP Real Estate Investment Management in Prince William County, Virginia, next to Iron Mountain’s 142-acre Hayden Road colocation park. Bisnow reported a November 2024 close at $113.5 million, $2.8 million an acre, for a site PRP assembled from three parcels in 2022–2023, rezoned for 1.1 million square feet of data centers and a 300 MW substation. Iron Mountain’s Northern Virginia page says the 142-acre Manassas campus has seven operating halls, more than 2 million square feet, and more than 400 MW, and that the company recently acquired an adjacent 40-acre site for two additional buildings with an estimated 150 MW plus a new substation. Data Center Dynamics covered a December 2024 Army Corps filing for a 165,428-square-foot two-story hall on 17 acres west of Route 234 and east and north of Wellington Road, expanding the existing 142-acre campus that DCD then listed as five operating halls, two in development, and up to nine facilities totaling more than 2 million square feet and 280 MW. Prince William siblings already in the directory include STACK NVA02F, CloudHQ MCC2, and Google Mango Farm. The public map lists DC1, DC2, and DC3 as three planned 70 MW buildings totaling 210 MW. Iron Mountain’s own Northern Virginia FAQ is the operator source that the 40-acre acquisition enables two additional buildings and a campus substation beside the seven operating Hayden Road halls. Bisnow’s PRP close is the land-sale origin for the Manassas Point name and the 1.1-million-square-foot, 300 MW substation plan the public map records as three 70 MW pins.
