Garrett Development Corporation is seeking Stafford County approval for a George Washington Village industrial campus of about 7.9 million square feet of data-center and accessory uses on approximately 1,042 acres in the Hartwood District near the Interstate 95 and Courthouse Road interchange. FXBG Advance reported The Garrett Companies requesting rezoning of 20 parcels to M-2 heavy industrial plus a conditional-use permit to raise data-center and transmission or substation height to 105 feet, with attorney Charlie Payne of Hirschler filing a second impact statement and proffer statement in October. Stafford County’s impact statement places the land in the Courthouse and Central Stafford Targeted Development Areas and says full build-out is contemplated over about 20 years, with a voluntary proffer statement limiting uses and offering cash and improvements for public facilities.
