Overview
EdgeCore markets a gigascale Louisa County campus in the Shannon Hill Regional Business Park, inside network striking distance of Ashburn’s fiber corridor but on land EdgeCore says Northern Virginia can no longer match for power and scale. The company’s Louisa page lists 697 acres, six single-tenant data centers, more than 1.1 GW of critical IT load, and 3.1 million square feet of high-density space at full build-out. EdgeCore says the halls will use closed-loop chilled water with a water-usage effectiveness below 0.01 L/kWh, support air-cooled and direct-to-chip liquid-cooled servers at once, and be engineered for hyperscale and GPU clusters rather than multi-tenant colocation. Louisa sits on EdgeCore’s six-market roster alongside smaller Ashburn and Culpeper, Virginia, parks. EdgeCore frames Shannon Hill as Northern Virginia adjacency without Ashburn congestion: gigawatt-scale power, dedicated expansion across more than 3.1 million square feet, and tax revenue and jobs with limited draw on local water. Louisa County Campus 3 is the county’s other mapped pin, Amazon’s withdrawn third campus, not this EdgeCore Shannon Hill park. EdgeCore’s Louisa FAQ repeats the 697-acre assemblage, six planned single-tenant halls, and more than 1.1 GW of critical IT load as the sponsor’s published campus, distinct from Amazon’s canceled Mineral-area filing.
The public map lists one map record, EdgeCore Shannon Hill Campus, 1,100 MW, planned. Reported campus capacity is 1,100 MW.
