Overview

Tract filed Mountain Road Technology Park in late 2025 as a 900 MW data-center park on about 430 acres at 13074 Mountain Road and 12517 Winns Church Road in Hanover County, Virginia. Richmond BizSense reported the Hanover Board of Supervisors voted 4-3 on 27 May 2026 to deny Tract’s rezoning from A-1 agriculture to M-1 light industrial and the companion conditional-use permit. The assemblage is seven mostly wooded parcels, with Marchetti Properties, Tyson Foods, and G. M. and Brenda Tribble among owners, inside the Route 33 Gateway Small Area Plan. Data Center Dynamics reported the same 4-3 denial and said Tract and affiliates had filed in September, with phased development contemplated into at least 2034. WRIC said Tract told supervisors the campus would not use well water, had completed traffic and noise studies, increased buffers to 200–300 feet, reduced maximum building height, and offered more than 300 permanent jobs. Hanover County posted a planning-commission packet for the project. Construction Review Online covered the $900 million-class campus after the strike-down. The public map still lists Mountain Road Technology Park as a planned 900 MW pin. This Hanover page is Tract’s Mountain Road case, not King George’s Amazon Birchwood or Oasis Dahlgren West campuses.

The public map lists one map record, Mountain Road Technology Park, 900 MW, planned. Reported campus capacity is 900 MW.
