Overview
A Hillwood affiliate filed to develop the 75 South Data Center Campus in Spalding County, Georgia. Data Center Dynamics reported on January 30, 2026 that Industrial VI Enterprises, LLC submitted a Development of Regional Impact for seven two-story buildings totaling 2.24 million square feet on land in District 2 in the county’s southeast corner, with build-out that could run until 2030. LBM Associates is listed as the property owner. DCD placed the campus about 45 kilometers south of Atlanta. The Griffin Daily News described the proposal on 292.41 acres at 1221 Tomochichi Road and an adjacent parcel north of State Route 16, with a pond, wetlands, and a portion of Cabin Creek on the site. Spalding County Community Development director David Allen filed the DRI notification on January 27; the DRI was completed on March 6. According to the DRI as reported by the Griffin Daily News, estimated value at build-out is $6 billion, estimated annual local tax revenue is $86.3 million, and the campus would have 200 full-time jobs. Central Georgia EMC is the electricity provider at an estimated 450 MW. The Spalding County Water and Sewerage Authority is listed for water and sewer at an estimated 30,000 gallons per day. A traffic study showed 1,082 vehicle trips per day. The planning commission is a recommending body; the Board of Commissioners was scheduled to hear the request at a May 28 public hearing. The application seeks rezoning from AR-1 and R-2 to C-1C, a Future Land Use Map amendment, a special exception for a data center, and variances for wetlands and building height.
Atlanta-south neighbors include AWS Butts County in Butts County, Stillwater Technology Park in Clayton County, and Project Sail in Coweta County.
The public map lists one planned map record. Campus capacity is 450 MW.
