Overview
Coweta County’s Board of Commissioners voted 3-2 to rezone more than 800 acres for Project Sail, a $17 billion data-center campus by Prologis. The Atlanta Journal-Constitution reported the April 7, 2026 vote after 15 months, a prolonged moratorium, and a zoning-code rewrite, and described nine buildings on forested land roughly 45 miles southwest of downtown Atlanta. The AJC said the proposal first became public on New Year’s Eve in 2024 and that a Prologis executive cited proximity to the Yates Power Plant in Newnan as a reason the company targeted the parcel. FOX 5 Atlanta said the 3-2 vote rezoned 829 acres off Welcome to Sargent Road and Wagers Mill Road from Rural Conservation to Industrial, with nine buildings totaling 4.34 million square feet and 900 megawatts of power, near Georgia Power’s Plant Yates. FOX 5 named Atlas Development, LLC as the developer of record on the zoning and said approval carried 17 conditions, including developer-funded roundabouts at State Route 16’s intersections with Wagers Mill Road and Henry Bryant Road, 300-foot buffers, and protection of a private cemetery. The Project Sail site lists nine buildings and 4.34 million square feet, Georgia Power as the utility, a tax estimate of about $100 million in annual revenue when the project is fully assessed at completed build-out in 10 years, and a closed-loop air-cooled design. The site says the building count was reduced from 13 to 9, that peak water use is estimated at 300,000 gallons a day from the Chattahoochee River, and that the water authority has already planned for that capacity.
Atlanta-south neighbors include Stillwater Technology Park in Clayton County, 75 South in Spalding County, and AWS Butts County.
The public map lists one planned map record. Campus capacity is 900 MW.
