Overview

Tract’s Sapphire Technology Park is a master-planned data-center park near Silver Springs in Lyon County, Nevada, adjacent to hyperscale property in the Greater Reno corridor. Tract’s project page lists 1,063 acres, 700 MW under utility study, a development agreement, and zoning standards that support substations. A September 17, 2025 Tract Capital release said the company closed on about 1,060 acres after rezoning and a development agreement with Lyon County, and that the site can support up to 1.6 GW with an initial 700 MW under utility study along U.S. 50 east of Reno toward USA Parkway and the Tahoe-Reno Industrial Center. Data Center Dynamics reported the same acquisition and placed Silver Springs as an emerging alternative to constrained Bay Area and Storey County land. The public map lists one planned 700 MW pin. Lyon County Manager Andrew Haskin welcomed the investment for jobs and infrastructure in the northern Nevada market. DCD noted Tract was founded by former Cologix CEO Grant van Rooyen and already holds large Storey County parks near Reno, making Sapphire a Lyon County extension of that Greater Reno strategy with 700 MW in the first utility study tranche.
