Overview

PowerHouse Joliet is Hillwood Investment Properties and PowerHouse Data Centers’ planned Joliet Technology Center on farmland near Rowell and Bernhard Roads on Joliet’s east side. Data Center Frontier reported that on March 19, 2026 the Joliet City Council voted 8–1 to approve a conditional annexation of roughly 795 acres for a $20 billion campus. DCF describes 24 two-story buildings of about 144,500 square feet each, about 6.9 million square feet in all, and up to 1.8 GW of eventual capacity, with a five- to seven-year build and the first building expected in 2028.

PowerHouse’s own campus page lists 755 acres, 6.9 million developable square feet, up to 24 buildings, 1,800 MW of max utility power, and Q3 2028 delivery. DCF cites city estimates of about $310 million in property taxes over 30 years, about 700 permanent onsite jobs, and 7,000 to 10,000 construction jobs, plus a front-loaded community package of up to $100 million for sidewalks, streets, and city services — $20 million within 30 days of closing and further $20 million payments tied to permits across four phases. Public hearings ran more than six hours. The City of Joliet announced the same conditional annexation for the Joliet Technology Center.
