Overview

Tract’s Morris Technology Park is a planned 1-gigawatt data-center campus on a 343-acre parcel the Denver developer acquired in Morris, Illinois, on January 15, 2026. Tract’s announcement says the site is fully zoned and entitled, carries an executed Transmission Security Agreement with Commonwealth Edison to support 1 GW at full build-out, and is sized for about 2.9 million square feet. Initial energization is targeted for June 2028, with the full 1 GW load ramp by 2032.

Data Center Dynamics reported the same Morris Technology Park as Tract’s Greater Chicago entry, with capacity secured from ComEd. DCD quotes Tract president Graham Williams on years of work with the City of Morris, ComEd, and the Illinois Economic Development Corporation to annex and zone a campus of this size. ComEd president and CEO Gil Quiniones said the transmission security agreements are meant to connect the park while shielding existing ComEd customers from the costs of serving large infrastructure loads. Tract places the campus among more than 25 GW of planned capacity and more than 25,000 acres under control, adding Illinois to parks already listed in Arizona, Iowa, Nevada, Texas, Utah, and Virginia. The company projects more than 1,000 construction jobs and about 350 permanent positions.
