Overview

Zediker Station is a studied data-center site on 1,500 acres owned by CNX near Zediker Station Road in Washington County, Pennsylvania. JLL is marketing the property. An Allegheny Conference IMPLAN analysis prepared for CNX examined a hypothetical artificial-intelligence hyperscaler there; it did not describe an imminent or signed campus project.

The site is near FirstEnergy infrastructure and CNX gas wells that the study says could support an initial 500 to 700 MW. Remediated mine gas is also available. For its economic model, the analysis used an illustrative initial 400 MW development rather than presenting that scenario as a committed build. It estimated $407.64 million in local spending, comprising $332.64 million for construction and $75 million for on-site generation, based on figures from CNX and JLL.

The IMPLAN jobs table modeled 1,686 direct full-time-equivalent positions, along with additional effects elsewhere in the economy. Those figures belong to the study scenario, not to an announced tenant or construction schedule. The public record therefore supports describing Zediker Station as an owned and marketed energy-adjacent property evaluated for data-center use. Its acreage, nearby electric infrastructure, gas resources, illustrative capacity, spending assumptions, and modeled employment explain the site’s development case while preserving its status as a study rather than a signed hyperscale campus.

The public map lists one map record, Zediker Station Data Center, 500 MW, planned. Reported campus capacity is 500 MW.
