Overview

CyrusOne’s Yorkville Technology Campus is a 228-acre hyperscale park at the northeast corner of Faxon Road and Eldamain Road in Kendall County, Illinois. Data Center Dynamics reported June 2024 rezoning of about 230 acres from residential to general manufacturing, with C1 Yorkville and Green Door Capital seeking a planned-unit development of up to nine two-story buildings and an on-site substation. CyrusOne’s campus page says the City of Yorkville approved the project in 2024, that water and sanitary work began in 2025 and site work in early 2026, and that full build-out is more than $1 billion with no property-tax abatement. The company lists about $15 million a year for local taxing districts at full build-out, a first building complete in late 2027 and in operation in 2028, and a later shift from two-story to one-story halls that cuts about 300,000 square feet and increases setbacks. Shaw Local reported a $15 million up-front payment and a water cap cut from 500,000 gallons a day to 40,000, eight single-story warehouses totaling 1,854,805 square feet, and a 480-megawatt ComEd allocation feeding an 800,000-square-foot substation. Construction started in spring 2026; the first hall is due by the end of the first quarter of 2028 over a 10-to-20-year build. Kendall County’s other mapped campus already in this directory is Project Cardinal Data Center, a separate Pioneer Development tract in the same Eldamain corridor.
